The recent rental boom could see an increase in electrical checks

With the recent boom in the rental market, buy to let landlords could end up having to carry out a large number of electrical checks (EICRs). Especially if the demand continues.

Since the market began to open up in May, after the initial lockdown, demand has risen and this could continue. In order to meet their legal obligation, Landlords have to prepare to deal with an increase in electrical checks.

From the 1st July, the regulations affecting new tenancies are introduced. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. This means electrical checks are mandatory for all new tenancies commenced from July 1st 2020 onwards.

It is now a requirement for an EICR report to be carried out before the start of all new tenancies, with all fixed electrical installations inspected at least every five years by a qualified professional.

The new regulations will create extra demand for electrical professionals so it’s important for landlords to plan for the change to avoid delays and potential voids.
